When spring comes the inventory of homes for sale can double, giving buyers more to choose from. Many buyers have been in the market during the winter months and have not found what they are looking for. They have been looking at scarce inventory for a few months and their mindset is that they are ready to buy. They are motivated purchasers who want to buy now. With limited inventory currently available in most markets, sellers are in a great position to negotiate. Bidding wars are as common right before Spring as they are in during it. The price of any item (including residential real estate) is determined by ‘supply and demand.’ If many people are looking to buy an item and the supply of that item is limited, the price of that item increases.
As of this writing there are 136 detached homes for sale in Longmont. In June of 2017 there were 253. If you have a home for sale, then it is going to be in demand. The bottom line is, putting your home on the market now instead of waiting for increased competition in the spring might make a lot of sense.
